Radon Mitigation for a Newly Constructed Home

Building a new home is the perfect opportunity to integrate a radon mitigation system from the start, making it safer and more cost-effective than retrofitting later.

Here’s how it’s done

1. Install a Gas-Permeable Layer

Before pouring the foundation slab, a vapor mat, layer of clean gravel or perforated drain tile (at least 4 inches deep) is placed beneath the slab or flooring to allow radon to move freely beneath the home.

2. Lay a Vapor Barrier

Although unnecessary to effectively mitigate radon a polyethylene vapor barrier (6-mil or thicker) can be placed on top of the gravel layer to prevent radon and moisture from seeping through the foundation. The edges should be overlapped and sealed tightly.

3. Install a Vent Pipe System

A PVC vent pipe (typically 3 to 4 inches in diameter) is inserted through the foundation and runs vertically through the home or along an exterior wall. This allows radon gas to safely vent above the roofline.

4. Seal Foundation Openings

All cracks, joints, and gaps in the foundation and around pipe penetrations should be sealed with polyurethane caulk or expanding foam to prevent radon from leaking inside.

5. Add a Fan for Active Mitigation (if needed)

If radon levels are still high after construction, a radon mitigation fan can be added to create a more powerful vacuum and actively pull radon from beneath the home.
